Lighting Design and Engineering

The design of your new lighting system is a complex task so your project will be assigned to a Certified Lighting Engineer. Using information provided by the energy audit and our expert analysis of the existing lighting system, the designer takes into account the nature of the work being performed in a particular area to determine the appropriate light levels for future requirements. The Illuminating Engineering Society (IES) publishes recommended levels for almost every imaginable application that may serve as a guideline. The designer must then determine the best way to deliver the desired light output while optimizing energy efficiency, cost savings, maintenance needs and aesthetics. The solution typically involves numerous choices of equipment and configurations, as well as input from clients on their unique needs and goals. In our design solutions we provide a break out of what lighting is required to meet local, state, and federal safety codes and IESNA (Illuminating Engineering Society of North America) recommended standards. And we use low mercury lamps wherever possible and only electronic ballasts so there are no PCB’s.

Our designers use top of the line engineering software (AutoCAD) to analyze the existing wiring, panels, circuits and potential code issues to determine the appropriate lighting systems and controls. Further, the development of the scope of work documentation considers mounting conditions and current hardware to layout a detailed installation plan. The final plan includes a financial analysis for every proposed option with estimated budgets.

Financial Analysis

All energy efficient lighting projects are governed by financial considerations. The facility owner is essentially making an investment that will deliver returns over future months and years. To insure that the upgrade investment meets or exceeds your required rate of return, we deploy sophisticated financial modeling tools as an outgrowth of the engineering audit. We collect utility usage information through invoices or measurement and verification methods. The proposed energy retrofits for each line item are based on specifications uncovered through interviews with site personnel to identify specific lighting needs and usage. Light levels are measured in all areas and energy savings are then calculated for each line item. We estimate the installed cost of each energy retrofit and calculate the payback for the proposed project by site, including MRO savings. During the process we provide a detailed explanation of each energy retrofit code. And to improve the project’s potential payback we will research and forecast all available utility incentives.

Manufacturing and Sourcing

We are manufacturing and technology neutral so we have the freedom to select the products that are most appropriate for you project from a cost and functionality perspective. We prepare basic fixture design parameters and select the “right” manufacturing partner to fulfill all of the agreed to requirements. We identify all potential suppliers for the bill of materials and solicit bids for those materials that include price and delivery. Before finalizing our supplier relationship we engage in a series of negotiations to ensure you receive the most attractive pricing package that will support all timetables.

Installation

When the lighting design has been completed and approved, the contractor and client develop an installation plan which takes into account such issues as scheduling; material orders, delivery, and storage; permit application and inspection; and more. The installers and ground crew, under the leadership of an on-site construction supervisor, proceed with the installation. We manage all aspects of the project from procurement of material and implementation of labor, to onsite field construction and reporting.

The management of on-site materials is flexible, efficient and accurate and will not interfere with your daily operations. We use remote warehouses where materials are drop shipped and stored rather than take up space at your facility. Local supply liaisons and truck assignments ensure materials are where they need to be when they need to be there. We utilize both up and down line inventory and schedule reports to keep all interested parties informed.

Construction Management

Our centralized construction management approach takes every aspect of running the project into consideration. We map out all of the logistics and develop detailed schedules so there are no surprises. We staff the project appropriately with a crew of licensed electricians. We work the plan through the distribution of daily assignments to the crew including the management of all field issues, change orders and potential conflicts. Both internal and external daily reports are generated including progress and “as-built” reports. A keen eye is kept on the daily clean up of the job site. We also take full responsibility to secure all required permits, manage the necessary inspections and ensure we are current with all potential code issues.

We understand that a complete design and build energy efficient lighting project is a major undertaking. We take special care to ensure that your work environment remains safe and as free from disruption as possible.

PR and Close-out Documentation

For every project we do, we help you quantify and dimensionalize the environmental benefits associated with reduced electricity consumption resulting from the lighting upgrade. We help you translate those benefits into a usable press release so you can get the good news out to your employees, their families and the local community.

At the end of the project you are provided a detailed project summary including as-built drawings. In our close out binder you will have in one place all warranty registrations, technical data and cut-sheets and documentation to prove energy improvements that qualified for any local or national incentives or rebates. We also develop a comprehensive maintenance guide to help you meet the projected MRO savings included in the original business case.
